Maintenance expenses are one of the largest controllable elements for a property manager’s operating budget, and you have to factor in both labor and equipment. One of the most important considerations for managing equipment costs is deciding whether to buy or rent necessary tools. 

In addition to the upfront vs. rental costs of the products, there are a lot of factors to consider when deciding to rent or buy. Equipment may be required on a seasonal or ongoing basis and used for small- or large-scale projects. Ask the following questions to help determine what’s best for you and your maintenance staff.

Top 15 Bargain Beach Towns Of 2016

Top 15 bargain beach towns

A new special report ranking the best bargain beach towns for real estate investors for summer 2016 has been released by RealtyTrac.com and ranks Florence, Oregon No. 9 and Fort Bragg, California No. 11.

The list in the report was based on median home prices. Plus, average summer temperatures, air quality and density of registered criminal offenders.

For the report RealtyTrac.com analyzed more than 1,400 cities in coastal counties as defined by the U.S. Census Bureau.

The list was narrowed all the way down to the top ranking bargain ocean town in each of the 15 states with a city matching the final criteria for a bargain ocean town – see the  full methodology below.

Apartment Occupancy Surge Tops 96% In Second Quarter

Demand for U.S. rental apartments surged during the second quarter of 2016, gaining momentum after a sluggish performance in the first three months of the year, according to a new report from the RealPage.com MFP Research Division.

The occupied apartment count across the nation’s 100 largest metros increased by 127,402 units in the second quarter, according to the report.

This is one of the biggest quarterly demand totals posted throughout recent years, topping 2015’s second quarter demand volume by 23 percent. Furthermore, apartment demand from April to June  well surpassed completions totaling 67,550 units, according to MFP Research.

“Any concerns that the market couldn’t handle this year’s increase in apartment deliveries appear unfounded for the moment,” Greg Willett, chief economist of RealPage, said in a press release.

Apartment Communities Will Soon Be Able to Buy Their Way into The Google Local Pack with AdWords

If you manage an apartment community, there is no better way to drive renters to your property than getting it listed on the Google 3-pack and map – pictured below.

While attending SMX Advanced Conference in Seattle, WA June 22-23, we had a chance to speak with product development at Google and learned that apartment communities will soon be able to purchase AdWords in the Google Local 3-pack.

That means one of the three local results in the local pack will be an ad. Properties that aren’t currently using an apartment SEO professional to get on the map will have an even tougher time. Once Google takes back a spot to use it for an ad, that leaves only two spots left for non-paying apartment communities.
